Catalog Description

The practical application of real estate knowledge by real estate salespersons and brokers in daily operations including listing, prospecting, advertising, financing, sales techniques, escrow, and ethics.

Prerequisites:  None       Recommended Preparation:  Completion of Real Estate Principles or in the Real Estate Business currently.

Course Description

A study of the field of real estate with an emphasis on how to make a living... including contracts, disclosures, contacts, establishing a client base and general real estate practices including ethics and agency.

Class Outline

Week 1: January 25, 2006:  Introduction to the Class, Handle Logistics of registration, Begin Lecture on Chapter 1 “The Salesperson”.  Hand out Vocabulary for following week.

Week 2: February 1, 2006: Logistics of Add/On Registration, Complete Lecture on Chapter 1.  Vocabulary Quiz on Chapter 1  , Begin lecture on Chapter 2, “Prospecting".

Week 3: February 8, 2006:   Complete lecture on Chapter 2, Vocabulary Quiz on Chapter 2 .  Begin Lecture on Chapter 3 “The Listing Agreement”,  Vocabulary Quiz on Chapter 3 .

Week 4: February 15, 2006: Lecture on Chapter 4 “Breakdown of the Listing Agreement”,  Vocabulary Quiz on Chapter 4 .

Week 5: February 22, 2006:   Lecture on Chapter 5 “Selling”, Vocabulary Quiz on Chapter 5 .

Week 6: March 1, 2006: Lecture on Chapter 6 “The Purchase Offer”, Vocabulary Quiz on Chapter 6 . Begin lecture on Chapter 7 "Additional Forms for the Purchase Contract".

Week 7:  March 8, 2006:  Complete Lecture on Chapter 7 “Additional forms for the Purchase Contract”, Vocabulary Quiz on Chapter 7. Mid Term Review 2nd half of class.

Week 17: May 17, 2006:  Review of Entire Course for Final Exam

Week 18: May 24, 2006:   Final Exam  No Scantron, just pencil and conforming calculator.

Final Grades will be posted to http://www.msjc.edu no later than May 31, 2006..  You may order a transcript of your grades from this site as well.

Assignment Schedule

Week 1: Get registered, get text, pay attention in class and take notes.

Week 2 Through Week 18:  Prior to coming to class: Read Assigned Text, Take Ownership of the Key Terms.  Complete  “Multiple Choice” quiz in the book at the end of each assigned Chapter.  Visit all on-line sites from text and use the organization of the text to your benefit.  Know the Summary Pages.

For Example: Week 2, February 1, 2006  Come to class having read Chapters 1 and 2, completed both “Key Terms” and “Multiple Choice” for Chapters 1 & 2.

Complete and turn in each week the Vocabulary Quiz for that week.

This approach will improve your ability to ask questions during lecture, will increase repetitive contact with the subject matter, will allow for time to do Mid Term Review and full class meeting for Final Exam Review.

Grading Policy

15 Weekly exams, of 10 multiple-choice vocabulary questions will be averaged and constitute 15% of your grade.  The mid-term, 25 multiple-choice questions will count as 15% of your final grade.  The Final Exam, 100 multiple-choice questions will constitute 40% of you grade.  Weekly exams, turned in will constitute attendance taking versus a roll call..  20% of your grade will be the mandatory completion of the "Outside Class Projects" found on line at http://www.tpguess.com/Project.htmThe Outside Class Project will be 20% of your grade... but if not completed and turned in on time... will result in an F in the class.  10% of your grade will be Personal Evaluation by the instructor based on attendance, punctuality, participation, enthusiasm, and initiative.  Grading as follows: A = 100% - 90%, B = 89.9% - 80%, C = 79.9% - 70%, D = 69.9% - 60%, F = 59.9% or less.

Note:  If you do not do the non graded assignments at the end of each chapter… you are going to have a terrible surprise on the mid-term… and an uphill battle for the final.

Policy on Cheating

First Offense: An automatic “F” (Zero) on the assignment or examination in question and notification that a second occurrence will result in removal from the class.  Turning in a weekly vocabulary exam for another student will be considered cheating for both students.

Second Offense: Instructor drops student from class and notifies campus administrator of that action.

Attendance Policy

You are expected to attend class every week.  Not all textbook material will be covered in class.  If you leave early this will be taken into consideration by the Instructors Evaluation.  Two unexcused absences will be considered a drop.  Maximum number of excused absences (3) .  The Instructor does not take responsibility for verifying that your add paperwork and fees have been handled correctly.  You must verify on the College Web site that you are added to the class if your were not originally enrolled.  The Instructor does not take responsibility for making sure your “drop” is handled as a drop.  If you decide to drop the class for any reason, it is your personal responsibility to make sure your records reflect accurately your decisionsWeekly Vocabulary Exams may not be turned in late...NO EXCEPTIONS.
